Yes, more than the calendar does. At Bush Intercontinental, relative humidity averages 75% over the year and about 90% at 6 a.m., and summer dew points average around 74°F. Coating makers say to apply a coating only when the surface is at least 5°F above the dew point. A shaded slab at dawn often fails that test. Floors still get coated in summer here; slab temperature and dew point get measured on the day, and the work fits the hours that pass.
No coating makes a garage waterproof, and none is flood protection. Water is part of life here: Bush Intercontinental averages about 51.8 inches of rain a year, and during Hurricane Harvey about two in three flooded Harris County homes sat outside the 100-year floodplain. What a sound coating does is make cleanup easier, since mud and standing water come off a sealed surface more easily than off bare concrete. Size and slab condition move the price most. Patching cracks typically adds about $25–$250, while a badly damaged slab may need resurfacing at $3–$7 per sq ft. A moisture test runs about $50–$300, and if readings come back high, a moisture-mitigation primer adds about $1–$2 per sq ft. Stripping an old coating costs extra. At the budget end, a plain grind and seal is about $2.50–$4 per sq ft.

Installation & Process
Epoxy bonds well and resists chemicals, but it cures slowly and plain epoxy tends to yellow in sunlight. Polyaspartic is a type of polyurea that cures much faster and stays UV-stable, which is why it's a common top coat in Houston garages. Durability & Maintenance
There isn't one honest number; it depends on the system, the prep and how hard the floor works. Most early failures, like peeling, bubbling or a patch lifting near the garage door, trace back to prep: a slab that wasn't ground, moisture nobody measured, or a crack that kept moving. Sweep or dust-mop weekly and damp-mop when needed with a mild, pH-neutral cleaner. When a storm tracks mud or water into the garage, hose or mop it out and let the floor dry. Skip harsh acidic cleaners and steel-bristle brushes, which dull the top coat, and wipe up oil or chemical spills instead of letting them sit.
