Where Epoxy Fits in a Houston Home
Epoxy needs concrete, and that is what most newer Houston-area homes are built on. In growth suburbs like Cypress, Missouri City, TX and Spring, TX, where more than half the homes were built in 1990 or later, the floor under the tile or carpet in a kitchen, laundry room or sunroom is most likely a slab on grade. Coated well, that concrete becomes one continuous floor that wipes clean.
Not every house qualifies. In the Houston Heights, the City’s own preservation guide notes that most homes stand on pier-and-beam foundations, with wood floors over a crawl space instead of concrete, and many older inner-Loop houses are built the same way. A raised wood floor needs a different product. In Galveston, where many houses built after the 1900 storm went up on stilts, the slab worth coating may be the parking or storage area underneath.
Under the slab, Beaumont Formation clay swells after rain and shrinks in dry spells, and the slab above can shift slightly as it does. Any cracks that result stay hidden until the old tile or carpet comes up. Before coating, a good installer maps those cracks, checks whether they’re still moving and measures moisture in the bare slab. A slab on grade sits directly on the soil, and moisture rising through it can lift a coating from below. If a crack is active, the honest answer is that a coating won’t stop it.
Heat and humidity shape the install day, too. Epoxy cures faster as temperatures climb, which shortens the time to spread it evenly, so a warm sunroom or a west-facing entry calls for coats timed to the day. Coating makers want the concrete at least 5°F above the dew point for each coat, and summer dew points at Bush Intercontinental average about 74°F.
Pick the finish by room. A metallic pour gives a kitchen or entry depth and movement; a flake blend hides grit and paw prints in a mudroom or laundry; a solid color suits a sunroom or bonus room. For patios in strong Gulf Coast sun, a UV-stable top coat holds color better than plain epoxy, which can yellow outdoors.
