These are typical Houston-area prices, not a quote. A flake floor with a polyaspartic top coat runs about $5–$9 per sq ft: about $1,000–$2,700 for one car, $2,000–$4,500 for two and $3,000–$7,000 for three. Usually. About a third of the city’s homes were built before 1960, and concrete that old often carries patches, paint or sealer. Those layers get ground off down to sound concrete first. A badly worn surface may need resurfacing, typically about $3–$7 per sq ft.
It can. At Bush Intercontinental, the area’s main weather station, humidity averages 90% at 6 a.m. and summer dew points run near 74°F. Coating makers want the slab at least 5°F above the dew point, so a sticky morning can delay the start.
Don’t count on it. Epoxy and polyaspartic are not waterproofing and are not flood protection. What a sealed, seamless floor does well is rinse clean after water gets in. Before any recoat, the slab needs to dry out and be moisture-tested.
Many garage systems use both: an epoxy or polyurea base for bond and color, then a clear polyaspartic top coat that resists yellowing in the sun and lifting under hot tires. A full polyaspartic system cures faster and usually costs more.
